What actually moves an installation price

A single per-metre number hides most of the real cost. These are the drivers a proper quote itemises, and a cheap quote leaves out until it is too late to compare fairly.

Material & height

Colorbond, timber, aluminium and glass sit at very different rates, and a 2.1m run needs deeper footings and more steel than a 1.5m one.

Terrain & soil

Sloped, rocky or reactive-clay sites add stepped panels and deeper footings, a 15 to 25% surcharge, not a hidden shortcut.

Old fence removal

Tear-out and disposal is charged per lineal metre. A bare rate that omits it is not comparing the same job.

Permit & notice

Council permit applications and the formal Fencing Notice are real line items, not optional extras a cheap quote pretends away.

Gates

A pedestrian gate and a double driveway gate are separate items, not folded into the per-metre rate.

Access

Tight side access, existing landscaping and services under the line all change the labour on the day.

The Part You Cannot See

What a proper install hides underground

The panel you see is roughly a third of the job. The rest is set below the ground, where a cheap quote does its cutting and where a fence quietly fails two winters later. Here is the difference between a post that holds and one that leans.

Footing depth
600mm standard · 900mm on slopes and high-wind sites
Hole & concrete
300mm dia · 20MPa, domed at the top so water runs off the post
Drainage
50mm gravel base for drainage
Post spacing
2400mm centres (tighter in higher wind regions per AS/NZS 1170.2)
Cure before panels
24–48 hour cure before panels go on

Holds plumb through Melbourne clay movement and winter wind load.

Much of Melbourne sits on reactive clay that swells and shrinks with the seasons. A shallow footing gets pushed up and out year on year, so depth is not where we cut corners.

Permits & The Fences Act

Permits, height and the neighbour side

The regulatory part trips up more Melbourne fence projects than the build does. Here is the plain version, but councils and overlays vary, so treat this as a guide, not a ruling.

Under the Fences Act 1968 (Vic), adjoining owners generally share the cost of a sufficient dividing fence equally. A formal Fencing Notice is what makes that arrangement enforceable, and we issue it for you.

Side & rear boundary
Generally up to 2.0m without a building permit in most Victorian councils.
Front fence
Usually capped around 1.2m on declared roads and 1.5m elsewhere before a permit is needed.
Heritage & character overlays
May require a planning permit and Report & Consent, and can restrict height, style and material.

*Permit rules and overlay controls differ by council. We confirm what your site needs at the free measure, and you can verify it with your local council.
